This delightful detached cottage, newly built and full of character, is situated just a mile outside the town of Lauder (all facilities) in the lovely countryside of the Scottish Borders. Standing quite high, it has a panoramic outlook to the front across its enclosed garden to the hills beyond and is well equipped with large windows, patio doors, decking areas and even balconies from which to enjoy the views.

Inside it is light and airy, and most charmingly furnished and appointed. Elderly or less able guests will appreciate the downstairs double bedroom suite, with wet room shower, while upstairs there are two further bedrooms and additional bathroom. One of these bedrooms opens on to a small balcony (with additional external stair), ideal for enjoying an early morning cup of tea in the sun.

The Lauder golf course is a short walk down the road and the village itself stands on the fast A68 trunk route which will take you up to the likes of Muirfield, Luffness, and, of course, Edinburgh itself in less than an hour.

Larkhill Farm is on the Southern Upland Way, and the farm also offers extensive woodland walks. Riding and fishing are other popular pastimes in the area, which the world class mountain biking trails at Glentress are within a short drive of the cottage.

Then there are all the historic castles, stately homes, ruined abbeys of the area to visit. The nearest of these is Thirlestane Castle in Lauder itself, venue of the Thirlestane Horse Trials in August. The coast at Coldingham, with its sandy beach and St Abbs, with its dramatic cliffs, is just an hour away.

Heating and electricity are included. Bed linen and towels may be hired. One dog is welcome by arrangement (kennel facilities). 2 loose boxes and paddock available on request. Smoking is not permitted in the house.
